YSP Loans is a division of Griffin Capital Funding; we are a secondary market lender specializing in owner occupied and partially owner occupied commercial loans from $250,000 to $5,000,000 which are secured by real estate.

We offer the following commercial mortgage types:

  • Conventional commercial mortgages to 65% loan to value.
  • SBA Loans to 90% loan to value.
  • B&I loans to 90% loan to value ($40,000,000 maximum under this program)

We also partner with life insurance companies to provide loans on investment properties for loan amounts from $3,000,000 to $35,000,000.

Griffin Capital Funding is a direct commercial mortgage lender. We offer first and second trust commercial loans from $250,000 to $15,000,000. We are the highest Yield Spread Premium paying A&B paper commercial mortgage lender in the country.

We offer five different commercial loan products:

  1. Full Document Commercial Loans - 65% is the maximum we will lend 90% with an SBA guarantee. Our minimum credit score is 660 however we do not allow any prior history of BK on our Full Document commercial loan product. Loan amounts from $400,000 to $4,500,000

  2. Stated Income Commercial Loans We offer hard money loans through our sister company Angel Investment Group, LLC up to 60% of the property value. There are no minimum credit scores; BK and foreclosure situations are accepted on a case by case basis. Loan amounts from $50,000 to $500,000.   3. SBA 504 Commercial Loans 90% is the maximum combined loan to value between our commercial loan and the SBA debenture. Loan amounts from $500,000 to $7,200,000

  4. B&I Commercial Loans 90% is the maximum we will lend. No minimum set credit score. Loan amounts from $1mm to $15,000,000.

  5. Non Profit Loans 80% first trust commercial loans and up to 100% CLTV with a second trust.

On a select basis we are accepting Correspondent Relationships with companies that:


  1. Can identify good commercial loan scenarios using our underwriting standards and send us a complete package of information with a write up.

  2. Have an established network of brokers that send commercial loans OR are marketing directly to the general public to find commercial loan scenarios.

  3. Work directly with customers and will allow one of our analysts to do a phone interview as your company representative on every commercial loan transaction.

  4. The Principals and Owners may be subject to a background check.
