We price commercial loans based on the property type and whether the commercial loan in question is a conventional loan or an SBA 504 loan. Pricing preference is given to multi-use properties which include office, warehouse, retail, medical, and light industrial. Semi Generic properties are generally priced about 50bps higher than multi-use properties and include the following property types: School, day care, funeral home, auto related. The least favorable pricing is given to special purpose properties and they are generally priced about 25bps higher than semi-generic properties and they include the following property types: Restaurant, car wash, self storage.
SBA 504 loans are priced using a weighted average calculation which combines the SBA debenture rate and the interest rate on our commercial loan and it is quoted as an all in rate. The rate on an SBA 504 loan can be higher or lower than our conventional product depending on the interest rate of the SBA debenture.
